2. Reservation and Deposits

One of our administration team will walk you through a very simple reservation process, they will send you over a reservation document, this is sent via Docusign which means you can sign it remotely on a computer or a phone. You would also need to make three payments. (1) A payment to the solicitors in the UK of £1,000 as a deposit on the property and (2) a payment of £2,995 to Global in the UK as their arrangement fee (3) A Payment on account to the solicitors to open your file of £350.

3.Legal services

Once these 2 Payments are made your file is passed to the solicitor who will initiate searches on the property. A fee of £350 is required for this and will be held on account with the solicitor.

4. Home Inspection and Survey

Once your property is reserved and the solicitor has been instructed to act on your behalf we can organise the home inspection, your solicitor will send you a client engagement pack. The inspection will be carried out by an independent inspector and the fee for this service is £375. (This inspection is optional but recommended)

5. Contract

Your solicitor will send you your client engagement pack which contains all of the documentation you need to sign and return.

6. Survey complete

On completion of a satisfactory survey the contracts will be drafted along with a transfer document. The contract will be sent to both the buyer and seller for execution.

7. Exchange of Contracts

When both sets of originals are back the solicitors will arrange an exchange date and a statement is sent to the buyer to confirm the funds required to complete the sale. Once the funds are received the transfer of ownership takes place.

8. Aftersale and management

Once you complete on the purchase we will hand you over to the local management company and assist you with organising your home insurance.

Leasehold Properties

Where a property is leasehold additional amounts or disbursements may be payable to third parties including the Freeholder, Managing Agents, the amounts payable vary and full details will be given to you once those fees become apparent.
*Our estimate of Land Registration fees is given on the basis that we can submit your application to HM Land Registry electronically, if this is not possible due to nature of your transaction then the Land Registry will charge additional fees which we will pass on to you.
*Searchpack includes Local Authority Search, Water and Drainage search, Environmental Report and Coal mine and Brine Substance reports. In the event that supplementary searches are required your conveyancer will advise you of any additional fees before proceeding.
We have listed the searches which are normally required in order to allow us to carry out full due diligence in relation to the property which you intend to purchase on behalf of yourself and where applicable your mortgage lender. Occasionally additional searches are recommended usually based on the location of the property and / or our knowledge of the area, or the mortgage lenders requirements, we will order the searches which we feel are necessary in order to allow us to fulfill our obligations to both you and your lender and will confirm the additional cost to you at that point in time. Provided we hold sufficient funds on your behalf you need do nothing further should we contact you for this purpose however if the funds held by us are insufficient to cover the additional expense we will request an additional sum on account from you prior to ordering the searches.
Please also note that from 1st April 2016, if the property that you are buying is a second home or buy to let investment, the rates of stamp tax calculated will have a 3% surcharge added by HM Revenue & Customs & this includes for where usually the transaction would not have attracted any stamp tax such as properties under £125,000 will still be taxed at +3%.
NEW BUILD The fees quoted assume that the development in which you are buying is an estate which we have previously acted for a buyer or on which the Developer regularly refers clients to us. Should this not be the case then an additional charge of £250.00 plus Vat will be made to cover the cost of checking and approving the title to the Development.
